Mixed Use: Commercial and non-residential uses governed by specific zoning regulations that specify population density, building coverage requirements, improvement standards and construction phasing are permitted on parcels no larger than 5 acres as long as their gross residential acreage doesn’t exceed 40% of the commercially designated site area. Freestanding multifamily residential uses may also be allowed provided their gross residential acreage doesn’t exceed 40% of what’s designated commercially.

OIP evaluates proposed amendments to comprehensive plans and elements based on state statute. Amendments can take the form of 1) map amendments to local governments’ future land use maps or 2) text amendments to their goals, objectives and policies adopted as part of their comprehensive plans.
OIP ensures proposed comprehensive plan amendments contain data and analysis demonstrating the availability of water supplies and facilities to support new development or redevelopment, in line with adopted level of service standards and without negatively affecting important State natural resources.
